Damage to the chimney and the fireplace it connects to can make it unsafe to use the hearth in your home. The good news is that most damage can be repaired, and there may even be options on how to complete the repair.
1. Tuckpointing
The most common problem with a chimney is likely failing mortar between the bricks. If the mortar is dry and crumbly, cracked, or missing completely, tuckpointing can fix it. In this process, the old mortar is removed and fresh mortar is installed between the bricks. Not only does this improve the appearance of the chimney, but it also ensures that it is safe to use.
2. Brick Repair
More severe damage may mean that there are cracked or broken bricks in the chimney. Your repair contractor can find bricks that are a close match to those already used in the chimney. The damaged bricks are then removed, and the new bricks are mortared into place. A skillfully done repair will blend in well so that the chimney looks as good as new.
3. Exterior Sealing
Sealing can be done to slow the deterioration of the chimney. A sealant is applied over both the bricks and mortar on the chimney's exterior to protect them against weathering and moisture. Sealing is best done at the time of construction or repairs, and then it should be reapplied every few years if weathering is a major concern in your climate.
4. Chimney Lining
When the concern is damage to the inside of the chimney, then relining it can allow you to use your fireplace without replacing the chimney. It's hazardous to use a fireplace if there are cracks and damage inside as smoke and even flames can then escape into your home. Liners can be made of clay or metal, with metal liners being the modern standard. Installing a liner is like getting a new chimney without the expense and long construction time.
5. Fireplace Insert
Sometimes the main damage is to the firebox itself. Older fireplaces, in particular, are lined with heat-resistant brick or clay tiles. If these develop cracks and damage, they are then just as dangerous as a damaged chimney interior. You can have the fireplace relined, but a quicker and more effective option is to install a fireplace insert. This slides into the hearth and connects to the chimney flue to create a safe and undamaged fireplace.
